- Building Condition Surveys
- For the majority of persons, buying a property is normally the largest investment they will ever make, so why take a risk in not undertaking a Building Condition Survey of the property. Over the years we hear the phrase "If only we had done a survey"
Our Building Condition Surveys are undertaken in compliance with the Survey Inspection and Reporting Standards of the
Residential Property Surveyors Asssociation of which we are members.
We will check the property for
- Dampness
- Rotten Timbers in the roof & floors
- Check that the property has the EPC Certificate if Air Conditioning is installed
- Check that there is an Electrical Test Certificate for the installations
- Identify and report defects and recommend the scope of the remedial works
- Survey will include outbuildings and garages built within the property
- Pre-Completion Snagging of Property
- It is not acceptable that purchasers with no building construction experience be asked to snag a new property prior to completion.
It is advisable that a Chartered Surveyor undertakes the Pre-Condition Snagging Inspection.
Our survey includes:
- checking that all the relevant test certificates are available
- checking that the quality of the product is as contracted
- identify any defects which require makiing good prior to acceptance of the property
- check that the windows have been properly sealed externally
The actual checklist is more comprehensive as it lists every room and element in the property.
- Dilapidation Surveys for conveyance
- Building Inspections prior to Insurance Renewals to quantify Risk Management of the property. This should result in a reduction of the Building Insurance.
These are tailored to individual client needs but can include:
- Programming of Planned Maintenance Works
- Identification of Maintenance and Testing Requirements
- Ensuring that entities providing a service do so under contract
- Ensuring that services are tendered with required documentation
- Management of Maintenance Contractors
